Landlords, agents & asset managers

Let space faster, and prove its condition.

A digital twin gives every prospective occupier an accurate walkthrough on demand — and gives you a dated, indisputable record of the space at every handover.

The problem

Void periods are expensive, and viewings are slow.

Every week a unit sits empty costs rent, service charge and management time. Yet the standard marketing pack — a handful of wide-angle photos and a PDF plan — leaves serious enquirers with questions they can only answer by booking a physical viewing.

That means diary coordination, travel, access, and an agent on site. For an occupier shortlisting six buildings, most of those visits are wasted on their side too. The result is a slow funnel where unsuitable space gets viewed and suitable space waits.

What it changes

Where a twin earns its cost

Qualified viewings only

Occupiers rule buildings in or out from the twin. The physical viewings you do run are with people who have already seen the space and still want it.

National and overseas reach

An occupier relocating from another region, or an overseas investor, can assess the asset properly without a trip. The listing works while you sleep.

Fit-out and space planning

Prospective tenants and their designers take measurements straight from the twin, so early fit-out conversations start with real dimensions.

Dilapidations evidence

Capture at lease start and lease end. The condition of the space on both dates is recorded in three dimensions rather than argued from photographs.

Better portal listings

Twins embed into your own site and can be linked from property portals and particulars, lifting engagement over static galleries.

Portfolio consistency

Asset managers get every building documented to the same standard, rather than whatever photos each local agent happened to take.

Typical scope

What we usually capture for property clients

  • Full demised area including ancillary space, WCs, plant rooms and circulation
  • Common parts, entrance, lift lobbies and the approach to the building
  • External elevations, yard, parking and loading areas where relevant
  • Schematic floor plans with measured dimensions for marketing packs
  • High-resolution stills pulled from the scan for particulars and portal listings
  • Tags marking service media, capacities, EPC information and floor loadings

For acquisitions and lease events we also inspect the roof and elevations by drone, so condition is documented inside and out on the same visit — see drone roof inspections.
